Set in beautiful grounds of approximately 2 acres and with a working water-wheel and large private fish-stocked lake, Le Moulin De Coutaulie is a charming Charentaise water mill and the perfect hideaway for your self-catering holiday in France.  The mill is set in a picturesque and secluded rural location on the Dordogne border, only a few minutes drive from the local town of Montmoreau-Saint-Cybard and all its amenities.  There  are 3 double bedrooms, comfortably accomodating 6+ people, large open-plan kitchen and dining area, large lounge with log-fire, and all the outside space you could ever need for those leisurely summer
(or winter!) days.

The  original  part  of  the mill  dates back  to the  18th century  and it has been
tastefully extended  in  recent  years.  The mill  has recently  changed  hands
and undergone refurbishment  this year including  a new kitchen  with range
cooker,  open ceilings,  velux windows and a mezzanine, new bathroom, and
installation of an  oil-fired  central heating system  for those winter months.
Immediately outside the mill there is a traditional stone-built wood store, the bief
(water store feeding  the wheel), a shady veranda for al-fresco dining (which spans the waterwheel itself) and a large brick built barbecue.  To the rear there are a selection of fruit trees and grapevines bearing fruit in the summer months.

The mill is approached from a small lane that ends just beyond, it is therefore completely secluded and tranquil with no 'through traffic'.  Driving time is around one and a half hours drive from Bordeaux airport and 30 minutes from Angouleme which is also accessible by air from the UK.  Other local airports include Limoges and Bergerac, which are both around one and a half to two hours drive, Angouleme is also on a direct TGV train route from Paris, and driving time from Calais is around 7 hours should you prefer to drive.

The surrounding areas are some of the most scenic and beautiful in France and you will find yourself travelling through vineyards and sunflower fields to local towns such as Brantome, Riberac, Barbezieux and Perigueux. Being close to Bordeaux, the mill is also

within one of France's renowned wine regions and Cognac, Saint-Emilion and Pomerol are well worth a visit.  If you fancy a day at the beach, it is less than 2 hours drive to the coast and towns such as Royan and La Rochelle, there are also beautiful man-made 'beaches' and swimming along the river more locally in Aubeterre, Angouleme and Saint-Aulaye.

The lake covers approximately 1acre and was seeded with course fish including Carp, Perch, Tench, Gardon and Bream around 10 years ago, a number of Trout have also been added this year.  The lake has not been heavily fished in recent years but fishing this year has been very successful, with small and medium sized fish caught regularly, and also some large carp (see the Gallery - Fish page for pictures). Fishing rods and tackle are provided and the shops in the local towns provide for all bait requirements.  The lake and grounds are
home to a whole range of wildlife, such as deer, coypu (beaver), frogs and many bird species, including  heron and kingfisher.
