Please read these conditions carefully and clarify any points you are unsure about before signing the booking form.
Booking Form
The completed booking form showing the names of all persons on whose behalf you are making a booking must be completed and signed by the party leader. The person signing the booking form confirms that he/she has the authority of all other persons included on the booking form to make the booking on their behalf and that he/she has read and accepted these booking terms and conditions. The booking conditions still apply, even if for some reason the booking form has not been signed (e.g. late booking by telephone or email)
Rental Period
Check in time is after 4:00pm on first day and check out time is before 10:00am on last day.
Any changes to these times will be made only by permission of Mr or Mrs Dainton or the Management Company. We will do our best to accommodate but it may not be possible due to outgoing/incoming guests and the cleaning services. Any charges for late check out will be made at the prevailing rate at the time of the request.
Failure to leave the house by 10am on the day of departure without prior arrangement will result in an extra day’s rental charge being deducted from the security deposit
Reservation Deposit
A non-refundable deposit of £200 (€200) is required at the time of booking, refer to the cancellation section below for refund policy. The balance of the holiday cost is payable 10 weeks prior to departure. Bookings made within 10 weeks of departure require full payment at the time of booking. Your deposit reserves the period of time you require and we cannot hold the booking until we have received the deposit. Your booking is only confirmed and accepted in respect of all persons named on the booking form when you have received a confirmation letter/email from us and an invoice in respect of the balance outstanding. It is important to check the details on the invoice and that all the dates are exactly as requested.
Payment can be accepted in GB Pounds, Euro's and US Dollars. The owners can accept payment by cheque or PayPal in GB£, Euro€ or US$ . Paypal payments incur a 4% charge. Failure to settle the balance on the date due will result in the booking being cancelled and the dates being offered again.
Property Refundable Bond
It is a requirement that you pay a refundable security bond of £200 (€200) with your final balance in case of, additional cleaning, breakage, loss or damage to the mill and grounds during your stay. The security bond will be refunded within 28 days of the end of your stay subject to the conditions below being met.
The Guest party to undertake the following:
To take good care of the property and grounds and to leave it in a clean and tidy condition at the end of occupancy.
All Keys are returned in good condition.
To report any damage or loss immediately to our Management Company, details are in the property.
To make good minor breakages.
To permit the Owners and agents reasonable access to the property to carry out any maintenance necessary.
Any stains to the Carpets, Bedding or Furniture must be cleaned and removed.
The amount of Garbage and use of Utilities shall not be excessive.
The barbecue shall be left in a clean condition if it has been used.
Failure to do so could result in deduction of bond. We reserve the right to pursue the guest for any damage or loss in excess of this sum. It is important that you thoroughly inspect the rental property on arrival and report any problems or deficiencies to the management company without delay.
The Mill Occupancy
Any unauthorised occupancy by people not listed on the holiday confirmation will be subject to loss of bond and immediate termination of the rental agreement. Contravention to this rule will render your booking void, all monies forfeited and you will be asked to leave the property without compensation. Rules for safety and insurance purposes are strictly enforced.
The property can not be sub let or shared.
Under no circumstances will animals be allowed (except guide dogs).
Fire regulations permit up to 8 occupants.
All male or all female parties will only be allowed at the discretion of the owners.
The owners do not allow parties where all occupants are under the age of 21.
The property will be cleaned prior to your arrival and after you have departed. If you require extra cleaning during your stay, we can arrange it for you at an extra charge.
Children should be under adult supervision at all times in the grounds and around and on the lake.
For your safety, swimming is not allowed in the lake.
Within the grounds of the Mill is a lake, a number of streams, the bief (open water store feeding the waterwheel) and the waterwheel itself. Please consider these features when making the booking, in particular when your party includes young children or non-swimmers. Suitability is at the discretion of the party leader and adults within the party.
Whilst guest privacy is highly respected, the owner, management or their agents reserve the right to gain access to the property at any time.
If you have any problems please let our management company help you; they are there on our behalf to make sure that you enjoy the mill, and all its amenities.
Fishing
Fishing with rod and line is allowed on the lake and normal fishing rules, regulations and etiquete apply.
Any fish caught must be returned to the lake and every care must be taken to ensure that fish are returned to the lake alive and
in a reasonable amount of time.
Keep nets are allowed on the lake if used sensibly.
Some fishing rods and tackle are provided for occaisional use, the owners will check this reqularly, but owing to its possible use by previous guests cannot guarantee its useability or condition. More regular anglers may wish to bring their own fishing equipment and local shops are adequate should additional fishing tackle be required.
Guests should provide their own fishing bait. Local shops supply a range of artificial and live fishing baits.
Children must be under adult supervision at all times whilst around the lake, boating on the lake or fishing. Care should be taken with hooks and other fishing equipment to ensure safety of all involved. The owners cannot accept any responsibility for any accidents caused by equipment provided for use or other equipment used whilst around the lake (see 'Limitation of Liability' section below).
Guests are responsible for ensuring that they are legally allowed to fish by acquiring the necessary paperwork. i.e, where necessary, they have a rod licence ('carte de peche') and a Club Halieutique card if fishing on public lakes.
Smoking
For the comfort of all our guests, smoking is NOT permitted inside the mill. Smoking is permitted in all outside areas using the ashtrays provided. Any damage caused by guests smoking inside the mill will be taken very seriously and will result in a reduction of the security bond.
Complaints
Things do occasionally go wrong and we promise you we shall do our utmost to rectify any faults to your satisfaction whilst you are at the property. In the unlikely event that you should have a problem with our rental home or its facilities, please bring this to the attention of the management company so that they can investigate and attempt to resolve the issue locally. If you are still dissatisfied with the outcome please contact us immediately. If you do not bring your complaint to either of our attention whilst you are on vacation you will not have given us the opportunity to resolve your problem – in these circumstances we will not be able to assist with your complaint and we cannot try to rectify it after you have returned home. Whilst we cannot accept responsibility for the actions or omissions of the management company staff we do take any complaint very seriously.
Pest Control
The Mill is set in a rural location, therefore some 'pests' are to be expected and although not often seen it is possible that some may be encountered. As we have done all we can to try to ensure that this will not occur, please note that we accept no liability whatsoever for the presence of any pests.
In order to try to avoid pests entering our home please place all unwrapped food in the refrigerator provided and ensure that the container is adequately sealed and close all doors when not in use. Please contact our management company immediately in the event of any pest appearance so that these can be dealt with speedily and professionally.
The grounds of the Mill and surrounding area are also home to a variety of birds and wildlife, these include (but not limited to) a number of ducks (resident around the lake), coypu, deer, insects, fish and crayfish. Please consider that these animals will be present during your stay when making the booking and take care during your stay to ensure your own and their safety.
Cancellation
If you have to cancel your holiday the cancellation must be made in writing/email by the party leader who has signed the booking form. The cancellation will become effective from the date the owner receives and acknowledges this letter/email and any cancellations are subject to a charge as detailed below.
A cancellation of a booking 10 or more weeks before arrival date - Reservation deposit.
A cancellation of a booking less than 10 weeks before arrival date - Full amount
Cancellations for reasons beyond your control will be covered by your travel insurance.
Cancellations due to financial reasons or simply “no longer wishing to travel“ are not included.
In the unlikely event that circumstances beyond the owners control necessitate a cancellation of the rental agreement the owners reserve the right to cancel any bookings at any time and would only be liable to refund monies already paid by the guest.
Facilities and other features of our brochure, advert or web page may not always be available. We will endeavour to communicate any shortfall to the guest as soon as we are aware of the event.
Travel Arrangements
The guests accept full responsibility for making travel arrangements to ensure their occupation of the property for the period reserved. No responsibility or liability is accepted in respect of loss or damage, or alterations to or cancellations of the dates caused by flight delays or cancellations, weather conditions, industrial disputes, terrorist activity etc.
All passports, visas (if required), travel insurance and health certificates are the guests responsibility and the owners accept no responsibility for any delay or expense incurred or any irregularities with your documentation.
All passengers travelling from outside France, including children and infants, must possess a full passport valid for at least six months beyond their return date. If in doubt contact your local passport office. The name on your passport should be the same as the name on the booking form.
Travel Insurance is vital for you and your party. Please ensure you have cover in place and that it is sufficient to cover the needs of all guests in your party.
Limitation of Liability
The owners, our agents and servants do not accept responsibility or liability for accidents, injuries, illness, mortality, lost property or theft arising from or during your occupancy in the property, the guest is responsible for taking out adequate insurance to cover all risks. This waiver also applies to any person visiting the property as guests of the guest. The owners, our agents and servants do not accept any liability for injury, damage or loss caused, or for any claim made by a third party as a result of actions by the guest(s) and other persons occupying the property during the period of the let. The owners, our agents and servants do not accept any responsibility or liability for any equipment failure and/or services in the home regardless of how it may have occurred.
The owners, our agents and servants will not be liable for any loss or delay due to the following: Strikes, industrial disputes, fire, flood, technical or weather problems, transport, aircraft, closure of airports, political unrest, war, the threat of war, terrorist activity, the threat of terrorist activity, or any other event beyond the owners control.
